Rental Policies and Terms & Conditions

Forever Destin Beach Rentals, LLC

By booking a reservation with Forever Destin Beach Rentals, LLC, you acknowledge that you have read, understood, and agree to abide by all policies outlined below. These terms are binding upon booking.

1. No Smoking Policy

This is a non-smoking property. Smoking (including cigarettes, cigars, vapes, or e-cigarettes) is strictly prohibited inside the home and on the premises.

If evidence of smoking is found, a $1,500 cleaning and remediation fee will be charged for emergency remediation. Guests choosing to smoke outdoors must dispose of all butts properly in a sealed container and remove them from the property. Discarding cigarette butts on the ground is prohibited, as it poses a fire hazard.

Violations may result in immediate eviction without refund to protect the home and neighborhood.

2. Check-In and Check-Out

Check-in: After 4:00 PM CST

Check-out: By 10:00 AM CST

No early check-in or late check-out is permitted. A full day’s rent will be charged for late departures.

No parking in the driveway or unloading of items is allowed before 4:00 PM CST. Maintenance, cleaning, and service teams require full access until check-in time. Attempting early entry may result in incomplete cleaning, responsibility for any uninspected damages or repairs (billed at emergency rates), and other charges.

3. Pet Policy

Only dogs are allowed in pet-friendly homes and must be pre-approved in writing. Notify management at the time of booking.

Service Animals: We comply with the Fair Housing Amendments Act of 1988, Section 504 of the Rehabilitation Act of 1973, and the Americans with Disabilities Act. Guests requiring a service or support animal must submit a written request at booking, along with verification from a qualified provider (e.g., doctor or therapist). Details of the disability need not be disclosed.

Violations (unauthorized pets) will result in a $500 additional fee plus any cleaning costs, possible immediate eviction, and forfeiture of all payments.

4. Age Requirement

Reservations are not accepted for students or groups of singles under age 25. One guardian (age 25+) is required for every four guests under 25. Guardians must be present at check-in and accompany minors at all times. Underage drinking and partying are prohibited.

Violations may result in immediate eviction without refund.

5. Damage Protection

Damage Protection (purchased at booking, non-refundable) covers up to $1,500 for unintentional damage to the interior, if disclosed before check-out. It does not cover: soiled/misplaced linens, lost keys, theft, excessive dirtiness and littering, or failure to remove garbage. These will be charged to the card on file.

To qualify for full protection:

No damage or theft

No policy violations

Property left neat and orderly

All garbage removed

All keys and amenity items accounted for

6. Onsite Services

Professional vendors may perform scheduled exterior maintenance (landscaping, pest control, pool service, etc.). These are on fixed routes and weather-dependent; times cannot be altered. Your cooperation helps maintain property quality.

7. Processing and Booking Fees

Processing and booking fees are non-refundable.

8. Advance Payment

An advance payment of 50% of the total is required upon booking. Accepted payment methods are Visa, MasterCard, Discover, and AMEX.

9. Final Payment

The final balance is due 30 days before arrival. It will be automatically charged to the card on file unless other arrangements are made at least 60 days prior to arrival.

10. Cancellations and Changes

All cancellations are non-refundable unless otherwise stated. We strongly recommend purchasing trip cancellation insurance through your credit card or an independent provider.

Notify us immediately of any cancellation.

No refunds for health or medical reasons.

Full refund if the State of Florida prohibits travel during your booking dates.

A 25% nightly rate discount applies for each day the nearest beach is closed due to acts of God or government order.

In the event of a mandatory hurricane or tropical storm evacuation, you will receive a full refund for any nights affected.

Changes to reservation dates are treated as a cancellation. Date changes may be possible if inventory allows, with any additional costs paid by the guest.

11. Monthly Reservation Cancellations

Monthly renters must cancel at least 120 days prior to check-in. Any change resulting in a shortened stay must also be made at least 120 days prior.

12. Maximum Occupancy

Occupancy is strictly limited to the number stated for the property. Exceeding this limit may result in immediate eviction and forfeiture of all payments.

For special events such as weddings, prior written approval is required at least two weeks in advance. Guest is responsible for all event and HOA fees.

13. Minimum Stay

All properties require a minimum stay. Longer minimum stays may apply during peak seasons and holidays.

14. Inclusive Fees and Linen Setup

Rates include a one-time linen and towel setup. We do not replace linens during a stay. However, you may request an additional cleaning service, including linen replacement, for a fee.

15. No Daily Maid Service

Daily maid service is not included but is available for an additional charge. We suggest you bring your own beach towels. Unit towels and linens may not be removed from the property. However, you may request an additional cleaning service, including linen replacement, for a fee.

16. Cleaning Fee

A housekeeping fee will be added to all reservations (amount varies by property size). To avoid extra cleaning charges, wash dishes and leave the property neat and orderly. A $250 garbage removal fee will be assessed if garbage is not properly removed at check-out.

17. Lost Items Fees

Any lost or missing items from the property will be charged to the guest.

Amenity bracelet: $50

Door key: $75

Golf cart key: $150

Community amenity pass: $75

Garage door opener: $150

18. Neighborhood and HOA Rules

HOA rules are strictly enforced and guests are responsible for any resulting fines. Many properties prohibit street parking, RVs, boats, jet skis, trailers, and excessive vehicles. Contact us before bringing any large or recreational vehicles.

19. Noise Ordinance

Quiet hours are 10:00 PM to 7:00 AM. Outdoor noise must not exceed 50 decibels during these hours. Music inside must not be audible outside with doors and windows closed. All non-staying guests must depart by 10:00 PM.

20. Weddings and Events

All weddings and events require prior written approval from Forever Destin Beach Rentals. A $500 event fee applies, plus any required HOA permits (guest responsibility). Only the stated occupancy is permitted on the property after 10:00 PM. Violations may result in immediate eviction. We can provide recommendations for larger venues if needed.

21. Pool Policy

No diving or jumping into the pool or hot tub.

Minors must be accompanied by an adult at all times.

Community pools/hot tubs are not managed by us.

Private pool or spa heating requires advance arrangement and a fee (request at least 7 days prior).

Broken glass near the pool area will result in draining, cleaning, and refilling at the guest’s expense. Report any issues immediately

Feces in the pool will be cleaned at the guests’ expense.

22. Liability Waiver and Indemnification

Owners and managers are not liable for any loss, damage, or injury (including death) to guests or their property. Guests release, waive, and agree not to sue Forever Destin Beach Rentals, LLC, its owners, officers, staff, agents, or employees for any claims arising from use of the property.

Guests agree to indemnify and hold the company harmless from all claims, damages, costs, and expenses arising from any injury or damage on the property.

23. Falsified Reservations

Any reservation obtained under false pretenses will result in forfeiture of all payments and immediate eviction or denial of access.

24. Security Systems

Some properties are equipped with security systems, cameras, or personnel. Contact us for specific details.

25. Accommodation Guarantee

We will endeavor to provide the exact unit reserved. If it is unavailable, you will receive a full refund or a comparable alternative (at your election). We are not responsible for any additional or consequential costs.

26. Advertising Accuracy

We strive to accurately describe each property. However, homes are continuously updated and we are not liable for minor inaccuracies in descriptions or photographs.

27. Trash Removal

Guests must bag all trash, place it in approved on-site containers, and move the cans to the proper pickup location. Improper disposal will result in a $250 haul-away fee.

Forever Destin Beach Rentals, LLC acts as agent for the property owner and reserves the right to make exceptions to these policies in the best interest of the owner.

By booking and agreeing to these Terms and Conditions, you waive any right to dispute charges processed to your card in accordance with this policy.
